Bali is considered the most attractive investment destination on the planet. Before purchasing a villa or apartment, it’s important to understand that the island’s districts vary greatly. Each has its own character, advantages, disadvantages, and return on investment.
International investors are pouring their capital into Sanur, Bali’s new tourist mecca with enormous growth potential. Analysts predict that land in Sanur will become the most expensive in all of Bali within the next five years.
Sanur, a district in the southeast of the island, is one of Bali’s first resorts, experiencing a new wave of development. Sanur’s uniqueness lies in its balance. It’s not as noisy and bustling as Canggu, but it’s also impossible to get bored.

What makes the area a magnet for wealthy tourists from all over the world?
— THE BEST BEACH VACATION
Sanur is rightfully considered the pearl of Bali’s coastline.
Its beaches boast soft, white sand, accessible in only a couple of locations on the island. Thanks to the coral reef, high waves are rare, making swimming comfortable and safe year-round.
The main attraction is the promenade, the longest in Bali, stretching 5.5 km. It’s the perfect place for strolls, meditation, and active recreation. Dozens of bars and restaurants overlooking the ocean create an incredible atmosphere in the evenings that will be long-remembered.
Dozens of entertainment venues are opening here, and large-scale infrastructure projects are under construction, which will significantly increase tourist flow.
— A BIG SHOPPING CENTER
The recently opened ICON MALL is the island’s largest shopping center. The complex boasts a wide selection of top global brands, over 37 restaurants, a butterfly park, Bali’s first IMAX cinema, and other entertainment options. This ensures high traffic (over 20,000 people per day) and a rise in the area’s overall popularity.
— THE LARGEST MEDICAL CENTER IN INDONESIA
Bali authorities want to make Sanur a hub for medical tourism in Indonesia, so the largest clinic in Southeast Asia is being completed in the area. The project is being developed by the American Mayo Clinic, one of the largest private medical and research centers in the world, in partnership with the Indonesian, Japanese, and Korean governments.
The 41-hectare site will house state-of-the-art medical equipment and top global doctors. It is estimated that the medical center alone will attract over 1.5 million additional tourists annually.
— THE FAMOUS SAFARI PARK – BALI SAFARI AND MARINE PARK
A wildlife park for children and adults is located near Sanur. It’s home to over 100 different animals in their natural habitats. Tourists enjoy elephant rides, a water park, and a snack at a local restaurant.
— SANUR HARBOUR
A modern marina for yachts and boats. It offers convenient access to neighboring islands: Gili, Lombok, and Nusa Penida. The latter is home to one of the most popular beaches in the world, Kelingking Beach. The azure ocean, white sand, and unusual rock shaped like a dragon’s head attract tourists from all over Bali. There are over 500,000 posts on Instagram with the hashtag #KelingkingBeach.

— PORT FOR CRUISE LINERS
It is currently undergoing extensive renovation and expansion, ready to soon welcome large cruise ships. Tens of thousands of tourists will regularly disembark and explore this new destination on their travels.
The district’s internal infrastructure rivals that of these large-scale projects. Sanur’s unique feature is that it’s not a typical tourist destination, ideal for vacations only. The district is suitable for everyday life, attracting expats and providing investors with a stable income.
GRANDLUCKY. One of the largest supermarkets in Bali, it solves a common problem for expats on the island: the lack of stores with an abundance of familiar foods.
BALI ISLAND SCHOOL. A school offering the International Baccalaureate program for children aged 3 to 18, preparing graduates for admission to the world’s best universities.
CHEEKY MONKEYS. For families with children, the availability of a good daycare is one of the key factors when choosing a neighborhood to live in.
MASSIMO GELATO. An Italian gelateria with the most delicious ice cream in all of Bali. It’s never empty. The entire island comes here for a culinary delight.
LIGA.TENNIS. A premium tennis sports club with the best training facilities in Sanur.
GOLF COURSE. This exemplary golf course will be appreciated by players of all skill levels.
A less obvious but crucial aspect of comfortable living is the roads. In this regard, Sanur stands out from other areas of Bali. Unusually for the island’s landscape, it boasts wide sidewalks and roads, making it easy to get around by car and on foot.
The Bali government decided to make Sanur a major tourist destination over 10 years ago, even before the island became a popular brand. The first step was the construction of a highway, costing over $240 million. It connects Sanur with the airport and the Nusa Dua area, where the G20 summit was held last year.
Sanur: A Promising Investment Choice

The area is already 99% developed, and there is no more available land in the coastal resort area. The final oceanfront complex is Magnum Resort Sanur, Bali’s first and, for now, only ultra-luxury development.
With its own beach club, 8,000 square meters of premium amenities, beautiful interiors with exclusive materials, Jacuzzis in apartments, and panoramic ocean views, the project fits perfectly into Sanur’s tranquil luxury atmosphere.
The rapidly developing world-class infrastructure and the lack of available land will drive up the value of investment and residential properties in the area. Like a fine wine, Sanur will become more refined and valuable with each passing year.
